S21 Notice/S8 Notice
The first step in the process is to notify your tenant that you plan to evict them. There are two types of notices you can use depending on your situation.
Cost: £79.00 plus VAT
Possession order
If your tenant still hasn’t moved out once the notice period comes to an end you need to obtain a possession order. This is an order from the court granting you possession.
Cost: £540.00 plus VAT.
Warrant for possession
Should the tenant still fail to vacate the property once the Court Order is granted, we will instruct Bailiffs to attend the property and remove the tenants..
Cost: £150.00 plus VAT.
A Section 21 notice of possession is served to give 'notice of possession' to the tenant. This means you can take back possession of your property at the end of a fixed term tenancy agreement or trigger an agreed break clause. Importantly, you don’t have to provide any reason to claim possession when you serve a valid Section 21 notice.
A Section 8 eviction notice is served when you have grounds for eviction. For example, the tenant has not paid the rent, damaged the property or is causing a nuisance. In such cases you can terminate the tenancy during its fixed term if the tenant has breached the tenancy agreement.
